STEPS, PERMITS AND REQUIREMENTS FOR THE CARRYING OUT OF TOURIST PROJECTS

Steps and Permits

1.- Fiscal and legal consultancy from a competent company, with a Notary Public, for a Mexican Corporation.
2.- Architectural plans – provided by the investors, including the master plan, development area and photograph of the topographical area.
3.- Permits.
4.- Design and architecture.
5.- Engineering for the project.
6.- Supervision and administration of the construction.

PERMITS
In order for approval of development and sales in the different phases of a project, the following permits are required:

1.- Federal:

a) Approval for environmental impact.
b) Agency report for environmental protection.
c) Concession for the Federal Zone.
d) Construction permits for a beachfront protection wall.

2.- State:

a) Authorization for project development.
b) Sales permits for the transferal of ownership.
c) Condominium regime for each phase of the project.
d) Payments to the state in order to obtain sales permits.


3.- Municipal:

a) License for the use of the property.
b) Feasibility of water use.
c) Construction Permits.

ARCHITECTURAL
Required plans specifying the type of project:
a) Residential
b) Condominium
c) Hotel
d) Beach club

 

ENGINEERING
- Photograph of the topographical area
- Construction specifications with streets and roadways
- Plans for the distribution of potable water and sewage services
- Fire protection systems
- Electrical and telephone projects
